IMPORTANT: The examples you are about to access below are ad variations that appear when a prospect searches for a specific keyword in Google (for example “YOUR_AREA real estate”). It’s important to know that with Google ads, many of the elements are interchangeable. In other words, by simply using a different headline or body copy with an ad, you can mix and match ideas easily. What this does for you is create an entirely unique ad variation every single time, and you’ll be amazed at how differently prospects may respond when you simply test a different headline or body copy.
With that said, you may see some recurring copy being used in different variations, but remember that each ad example is entirely unique. Additionally, our combinations are not exhaustive either. So feel free to test out some other variations we didn’t think of using the templates below. So let’s get started!
Section 1: Niche Focus Ads For this section, we’re going to cover different variations of ads that you can run for niche specific offers. Keep in mind that simply changing out the hook will be enough to create a completely unique ad variation in Google. Which means that for every ad example in this section, you can multiply it by at least 10 based on the list of hooks below. Section 2: General Real Estate/Homes For Sale Because Google is keyword search based, running more general “homes for sale” type ads can still work really well too. Below are some examples of ads you can run for these types of campaigns. Keep in mind that you can also use different keyword variations in the ads. So for instance one ad could use “homes for sale” while another uses “real estate for sale.” Again, different body copy will lead to different results.

Google Keyword Insertion: Here is a bit of an advanced tip, but it’s super easy to implement in your ad copy. Any time that your ad can mirror back all or a portion of the keywords that a prospect searches for, the more relevant and congruent it will be. Google makes this fairly simple to do with a snippet of code. Plus if Google is unable to pull in a word or phrase, they can replace it with your default text. Closing Remarks: Keep in mind that if you have a long city name for instance and you run out of headline or body copy space, you can always remove a part of a word or phase. It’s always important to split test variations, because in almost every case one variation will outperform another. Again we only scratched the surface with unique templates above, because there are multiple hooks, keyword variations, and headline/body combos you can use.
